The development comprises 101 luxury apartments that sit above a heritage podium (the former David Jones Department Store), with 11,500 sqm of premium-grade office space (developed by Cbus Property) and a 6,200 sqm extension of Westfield Sydney’s luxury retail offering (developed by Scentre Group).
The commercial component (121 Castlereagh) is a transformation of the original David Jones Men’s Store into a modern workspace.
The residential apartments ( 111 Castlereagh ) offer high-end finishes throughout, and a unique and challenging structural design supported by 6 mega columns over the heritage podium. The curved facade and core working hard on the south elevation, all add to the overall complexities of a superior product for Cbus Property. The design also includes; rooftop gardens, a swimming pool, wine storage, a gymnasium, a lounge, and private dining facilities.
Planning in a sustainable way
The commercial building is targetting a 6-Star Green Star, WELL Platinum, and a 5.5 NABERS Energy rating. Spread across six levels, the workspaces will be connected by a central atrium. The floors have 2,030 sqm of exposed heritage elements.
Our role
Essence’s role for Cbus Property includes full project management services and superintendency of the D&C contract. The project has several complex challenges that Essence was able to advise on and resolve during the project, including authority approvals, latent conditions, and JV coordination.
