SY9 is a 28.8 MW hyperscale data center located in Rosehill, Sydney, developed as a joint venture between PGIM Real Estate and Equinix. Phase 1 included the construction of the core and shell, with one data hall fit-out to deliver 19.6 MW, allowing flexibility for future phases in line with market demand. Phase 2 is now under construction, which is the delivery of the balance of the project, i.e. the remaining 19.6 MW.

The project aimed to reduce risk and maximise investment returns by strategically timing the fit-out of additional data halls as demand increased. Essence’s role was to provide technical due diligence before financial close and ongoing monitoring to ensure the project’s successful delivery.

Essence served as Lenders Representative and Client’s Representative, conducting technical due diligence prior to financial close and providing ongoing construction monitoring. Our role was critical in managing the project’s financial and technical aspects to ensure the successful execution of Phase 1 and future development stages. We are currently providing ongoing financial and construction monitoring for the delivery of Phase 2.
