PGIM Real Estate entered into a joint venture with Equinix to develop and operate hyper-scale data centres in Australia. SY9 is a 28.8 MW hyper-scale data centre located in Rosehill, Sydney.
Phase 1 of SY9 provided the construction of the total core and shell building sufficient to house data halls capable of delivering 28.8 MW, along with the fit out of one 9.6 MW data hall capacity.
As most of the data centre construction cost is in the fit-out, this approach allowed the JV to reduce its risk and improve its investment returns by timing the additional 9.6 MW phases in line with take-up.
As the appointed Lenders Representative, Essence provided technical due diligence services before financial close and ongoing monitoring during construction delivery.
