111 & 121 Castlereagh ( previously known as the David Jones Men’s Store – 77 Market Street ) is a luxury mixed-use JV project developed in partnership with Cbus and Scentre Group.
Essence role for Cbus Property included full Project Management services during design development and approvals and through to the tendering process and superintendency of the D&C Contract.
The Project comprises 101 luxury residential apartments above a heritage podium with 11,500 square metres of premium-grade office space (both developed by Cbus Property) and a 6,200-square-metre extension of Westfield Sydney’s luxury retail offering (developed by Scentre Group).
The commercial offering – known as 121 Castlereagh – is a transformation of the original David Jones Men’s Store into a modern workspace. Spread across six levels, with the workspaces connected by a central atrium that maximises natural light The commercial floors also have exposed heritage elements on the floor plates of up to 2,030 square metres.
The commercial component to this redevelopment is targeting the following sustainable building credentials; a 6-Star Green Star, WELL Platinum, and a 5.5 NABERS energy.
The project has several complex challenges that Essence was able to advise on and resolve during the project, including authority approvals, best approach for latent conditions, and JV coordination. Essence continues to add value for Cbus Property on this challenging project.
