Essence has been engaged as project manager for the redevelopment of St Collins Lane.
The redevelopment will facilitate the complete repositioning of the assets and will include the following elements; repositioning of selected tenancy shopfronts to increase the overall NLA, the introduction of a new supermarket on the lower ground, relocation of the existing food hall to the lower ground, the transformation of level 2 into co-working/commercial office space, the creation of a new central void space to establish better visual and physical connections between all the levels, a complete reconfiguration of the vertical transport to improve sightlines and access to all areas of the centre, and an upgrade of the interior design to better represent the target market.
The project has several challenges to overcome as part of its successful delivery, including trading tenants throughout the redevelopment, a high traffic CBD location with limited access for loading, and an operating hotel above.
Essence is providing full project management services including assistance with the feasibility of the project, consultant engagement, design management, contractor procurement, construction management, commissioning, and handover.
