The Station Square development site is situated in the heart of Brisbane’s Woolloongabba community, an area currently undergoing extensive urban renewal. Opposite the main venue for the upcoming Brisbane 2032 Olympic and Paralympic Games and the new Gabba Stadium, it also neighbours the proposed Gabba Metro Station and the under construction Woolloongabba Cross River Rail Station.

The multi-tower development will include hotel, residential and commercial development along with significant public realm. Strategically positioned near key transport hubs and the Gabba stadium, this project is within the Woolloongabba Priority Development Area and will be a major contributor to the area’s urban renewal.

The project’s goal is to create a vibrant, mixed-use precinct with a blend of residential, commercial, and hospitality spaces. Key objectives include achieving development approvals, coordinating design phases, and meeting delivery timelines, with the first stage set for completion in 2029.

Essence is providing project management services from the feasibility and concept design phase, extending through subsequent development phases. Our role involves overseeing design coordination, ensuring compliance, and facilitating stakeholder engagement for smooth project delivery.

Complexities
  • Proximity to Cross River Rail (CRR) tunnels puts a limitation on depth of foundations and therefore number of storeys for each tower on the western side of the site.
  • A DA is to be submitted through the Department of Economic Development of Queensland (EDQ) and not the traditional council approval pathway due to the site’s location within a Priority Development Area (PDA). The PDA Development Scheme was revised in 2024 and full details relating to DCOP and Place Renewal Frameworks are yet to be confirmed.
  • A master plan is being developed which covers a site area of approximately 10,000sqm, however the developer is still negotiating procurement of some of the land parcels.
