Essence was engaged by Landcom as the superintendent to administer the contract and building supervision for two packages, comprising three social dwellings at lots 3015 and 3016 at Airds.

Specific challenges and actions taken by Essence included specification of finishes, fittings and fixtures – it was identified that the allowance made by the contractor did not always meet the LAHC/Landcom expectations. Essence worked with the contractor to propose alternatives that meet stakeholder expectations and the contract allowance.
Prior to completion, unforeseen circumstances changed LAHC’s project requirements for one of the dwellings to change from a three-bedroom house to a six-bedroom house. Essence worked with the builder, designers and certifier to amend the design, obtain CC and agree on the value of the additional works.
