Illoura Place is Baring's build-to-rent development in Liverpool.

Essence was engaged to project manage Barings’ build-to-rent development in Liverpool, a mixed-use complex with essential worker housing. The project includes a 29-storey residential tower, retail tenancies, basement parking, and extensive residential and commercial facilities. It will operate as a rental facility with future potential for strata subdivision.

The project aimed to deliver a high-quality build-to-rent complex with 312 residential units, 542 basement car spaces, and diverse amenities. Key objectives included adhering to the development timeline, managing the demolition and construction phases efficiently, and ensuring the facility meets the needs of both residents and commercial tenants.

Essence provided comprehensive project management services, overseeing the demolition, construction, and development of the new mixed-use building. This included managing design and contractor procurement, ensuring compliance with regulations, and supervising the construction phases to deliver the project on time and within budget.
